The real difference between engineered hardwood and LVP rarely shows up on day one. It shows up around year ten, when one floor needs a light refinish and the other needs to be torn out and hauled away.

That gap comes down to what is under the finish, how each one handles water you cannot see, and what your total cost looks like once you count more than the price tag.

What is actually under the finish

Engineered hardwood is a thin layer of real wood, usually 2 to 6 millimeters, bonded to a plywood or fiberboard core. LVP is a printed image layer sealed under a clear wear layer, measured in mils, sitting on a rigid or flexible PVC core.

That one difference, real wood versus a printed photo of wood, is what drives almost everything else below: how each one ages, how each one gets damaged, and what you can do about it once it is.

Water resistance is not the same as flood proof

A quality LVP core can be fully waterproof and shrug off standing water on the surface. What it does not fully solve is water that gets under or between the planks, at a seam near the dishwasher, along a shower threshold, behind a washing machine. The floor on top can look completely fine while moisture sits against the subfloor underneath it. The EPA’s guidance on mold is blunt about this: mold needs moisture more than it needs visibility, and it grows just as well in a space nobody is looking at.

Engineered hardwood fails in a more honest way. Push it outside roughly 35 to 55 percent relative humidity for long enough and you will see gaps open between boards or slight cupping across the surface. It is not a pleasant surprise, but it is a visible one, which gives you a chance to fix the humidity problem before it gets worse.

If you are not sure how your subfloor or a specific room’s humidity swings will treat either option, that is worth measuring before you buy, not after. Scratches, dents, and pets

The idea that LVP is scratchproof and wood is not has gotten less true over the last several years. Plenty of prefinished engineered hardwood now ships with an aluminum oxide finish, the same hard coating LVP relies on for its wear layer, and species matters too: oak and hickory shrug off scratches far better than maple or walnut.

Where LVP does have a real edge is surface scratch resistance from foot traffic and dry dirt. Where it loses ground is denting. The vinyl beneath that wear layer is softer than wood, so a heavy dresser leg without a floor protector, or a dropped cast iron pan, is more likely to leave a permanent dent in LVP than in hardwood. For dogs specifically, day-to-day nail wear is closer between the two than either flooring brand’s marketing suggests. Keeping nails trimmed does more for your floor than the material choice does.

What happens once it is damaged: refinish or replace

Engineered hardwood with a veneer of about 3 millimeters or more can be sanded and refinished, typically two to three times over its life, sometimes more on thicker premium veneers, in line with the veneer-thickness guidance the National Wood Flooring Association uses to describe how many sanding cycles a floor can realistically take. A deep scratch, a pet stain, a worn patch by the back door: sand it down and recoat it.

LVP cannot be refinished. Once the wear layer is breached and the printed layer underneath shows through, the only real option is replacing that plank, or more likely the whole floor, since matching a ten-year-old discontinued style rarely works out. That is the difference the sticker price never shows: one floor gets a second life with sandpaper, the other gets a dumpster.

The real cost comparison is the replacement cycle, not the price tag

On material cost alone, LVP usually wins. Engineered hardwood typically runs $4 to $15 per square foot before installation; LVP typically runs $2 to $7. That gap is real, and it is the number most comparison charts stop at.

It is not the number that matters most. Budget to mid-range LVP commonly lasts 10 to 25 years depending on wear layer thickness, and when it is done, you are paying for full removal and a full reinstall again. Engineered hardwood, refinished every 10 to 15 years instead of replaced, often stretches the original installation to 30 to 50 years. Before deciding on price per square foot, it is worth a quick back-of-envelope math on how many times each option makes you pay for installation labor over the years you plan to own the house, not just how many dollars the material costs today.

Underfoot feel and how each one ages

LVP installed as a floating floor over a hard subfloor without attached padding can sound noticeably hollow when you walk on it. Several current LVP lines have added foam or cork backing specifically to fix that complaint, so it is worth asking about before you buy rather than after it is installed. Engineered hardwood tends to feel warmer and sound quieter underfoot on its own, particularly over a proper underlayment.

Sunlight treats them differently too. Real wood veneer shifts tone gradually with years of direct sun exposure, some species darken and some lighten, and most homeowners read that change as the floor developing character rather than wearing out. LVP’s printed layer resists fading better thanks to UV-inhibiting coatings on quality lines, though the cheapest products can still yellow over time in a sunny room.

Installation and subfloor reality

Nail-down or glue-down engineered hardwood wants a flat subfloor, a moisture check beforehand, and time to acclimate to the room before it goes in, which is why it is usually a job for a professional installer. Floating engineered options exist and are more forgiving, but most premium lines still call for nail-down or glue-down installation.

LVP’s floating click-lock system tolerates minor subfloor dips and bumps and is realistic for a confident homeowner to install without professional help, which is part of why its installed price, not just its material price, tends to run lower. In most markets, listings and appraisers still treat a genuine wood wear layer, engineered hardwood included, as a stronger selling point in main living spaces than LVP. LVP has earned a solid reputation in basements, rental units, and bathrooms specifically because of how it handles water, but it is rarely the detail that gets highlighted in a listing the way hardwood floors are.

So which one is right for your home

For a bathroom, laundry room, basement, rental unit, or a tight renovation budget, LVP’s water tolerance and lower up-front cost usually make it the practical choice. For main living areas, a long-term home where you would rather refinish than replace over the decades, or a house where resale perception matters, engineered hardwood is worth the higher starting price.

Plenty of homeowners do not pick one floor for the entire house. LVP goes down where water risk is highest, and engineered hardwood goes everywhere the family actually spends its time, which solves for durability and how the home feels at the same time.
